A 5.99% FHA rate, locked in for the life of your loan.
This West Homes home qualifies for our current financing promotion. Take the 5.99% FHA permanent rate, or take up to $22,500 to use the way that helps you most. Your choice.
Two ways to save on 5017 Salient Drive
You pick one. Both are real money off what this home costs you — they just apply in different places. Here's the difference.
Permanent or temporary? Here's how to decide.
The simple way to think about this is to ask when you need the savings most.
A permanent buydown spreads the benefit evenly. At 5.99% FHA, your payment is lower on day one and stays exactly there for the life of the loan. You know your number, and it doesn't change. That's the better fit if you plan to stay put and want predictability more than anything else.
A 2-1 temporary buydown front-loads the benefit. Your rate is reduced by two percentage points in year one and one point in year two, then settles at the note rate in year three. That frees up real money early — the same stretch when you're furnishing rooms, landscaping, and getting settled.
Using the incentive for closing costs works differently again. It doesn't change your payment, it lowers the cash you need to close. For buyers whose monthly budget is comfortable but whose savings are tight, that's often the most useful version of the offer.
Up to $22,500 toward the home you're already considering
That's money applied directly to your rate, your closing costs, or both — not an upgrade credit you have to spend inside a design center. On a home this size, it changes what your monthly payment and your cash-to-close actually look like.

Common questions
No — you choose one or the other. The 5.99% FHA permanent rate and the up-to-$22,500 incentive are two versions of the same promotion. We'll help you compare them so you can see which one puts more money back in your pocket based on how long you plan to stay.
It lowers your interest rate by two percentage points for the first year and one percentage point for the second year. In year three, the rate returns to the note rate on your loan and stays there. The cost of those first two years is covered by the incentive, not added to your loan.
Because it compounds. A lower rate reduces your interest every single month for as long as you hold the loan, which adds up to significantly more than the savings in any one year. What most buyers don't realize is that a permanent buydown also removes the need to bank on refinancing later — your payment is already set.
No. FHA loans are government-backed and designed for buyers who want a lower down payment and more flexible qualifying standards than a conventional loan typically allows. If you've been assuming new construction is out of reach, this is usually the piece that changes the math.
It applies to select homes, and 5017 Salient Drive is one of them. You can see the full list of what's currently available on our available homes page, and we'll tell you which ones qualify.
